The Appraisal Institute of America (AI) defines a Review Appraiser as an appraiser who does not necessarily make a personal inspection of the property, but reviews and analyzes the relevant facts assembled by the field appraiser and by the use of reason and the exercise of judgement, forms an opinion or conclusion with respect to the real estate problem.
The reviewing of valuation reports is good corporate governance, and it is often made policy by government agencies. As a member of the Land Affairs Board since 1994, which advises the Minister of Public Works on all property matters, I have reviewed many thousands of reports. I am also the only valuer in the country who has qualified as a Review Appraiser with the American Society of Farm Managers and Rural Appraisers.
